Curb Appeal: Curb appeal is the first impression of to the home buying world. The yard must be kept orderly and maintained when your home is on the market.

Staging: Once inside the home, a buyer must be wowed. Clean and neat, with furnishings arranged to show off the space. Keep everything in good repair; remove clutter. Take out extra furnishings. Hire a professional if necessary. The cost will make a difference.

Kitchens: A kitchen sells a house, especially an updated kitchen. It is where families gather and connect. Minor kitchen remodels rank high among the list of top remodeling projects, with owners updating cabinets, counters, and floors. If the kitchen is already spectacular, be sure and play this up in any marketing materials.

Agents: An accomplished, knowledgeable agent can be your biggest ally during the selling process. Be sure the price set reflects market value and isn't unrealistic and high. Setting the price too low may produce a quick sale, but not enough net. A good agent will know the latest market trends and will have built a network of contacts to market your home to. Be sure your agent has an arsenal of marketing tools available from virtual tours and webcasts to brochures, websites, the Internet and MLS.

Marketing: Marketing has gone global. With the power of the Internet, a home can reach endless buyers looking in the area or city you are in. Develop a marketing plan which should be extensive both locally and globally. Good photos are critical. Schedule a broker tour, open houses, flyers and make sure your agency web site reaches all the popular portals for home marketing today.

Above all, be realistic. The market today is not the market of 2006. The large number of distressed sales can affect the asking price depending on the location of your home. Consider using these top ten tips to the best advantage.
