How many homes have sold in Trilogy so far this year? Can you guess? The answer is 54. Yes, the total number of homes sold so far in 2011 is 54. Of those, regular sales led the list at 22. REOs (real estate owned) came in second with 20 followed by 7 new (completed) and 5 short sales.

Resale prices ranged from $116,000 for the smallest home sold, a bank owned Schooner up to $380,000 for a Catalina on the golf course. The highest priced new home sold was a Yountville at $475,000 with a golf course view

In Trilogy the average resale price is $200,468 so far this year with the median price being $185,500. In terms of DOM (days on market), 8 resale homes sold in the first 30 days and 15 sold in 120 days with the rest averaging 75 DOM. Of interest is the percentage of selling price to original list price. Those homes which sold in the first 30 days sold at 97% of the list price. Homes which sold at 120 days plus sold at 83% of list, or approximately 20% less.

There are approximately 42 homes on the market in Trilogy currently. Many sellers are taking a loss in order to move on with their lives, but a substantial number are still waiting for the market to improve.

Statistics from those who study the market in California believe that the market is due to move off of the bottom. But, when? The unemployment rate continues to be high. Many buyers are on the sidelines. The DRE (Department of Real Estate) believes that things will improve after the last of the 5 year fixed adjustable '06 pick-a-pay loans complete the foreclosure process in the latter half of 2011. A CAR (California Association of Realtors) economist believes we will see some improvement in price and pending sales later this year as well. Foreclosure inventory is 20% what it was in 2006 according to LPS (Lender Processing Solutions). Based on what these experts say, we should begin to see small indications of change, although any change will be slow and gradual. Prices will not change rapidly nor increase sharply. Are we due to turn around? Are these predictions correct? The latter half of this year will tell us a lot.
