The decision to sell a home can come with mixed emotions. There is uncertainty in regard to the market and fear about how quickly the home will sell and for what dollar amount. There may be fear of equity loss. Or there may be guilt or sadness about leaving family, friends, or neighbors behind. Or one may be unsure of letting go of a home where so many memories were made?

Make a Decision: So, what is the answer? There are two ways to decide. First, make a list of pros and cons. Weigh the reasons for staying and those for leaving. Does one side stand out more than the other? In the end, a decision or conflict will be decided by what feels best for you and your family. Once a decision is made to move on, adopt a positive attitude about moving forward. Be resolute. Let go of negative feelings. Focus with excitement about the adventure that awaits you. Remember that memories are not housed in the wall of your home. You will take memories with you.

Talk it Out: Talk about your decision. Bottling emotions can make them seem larger and more pronounced. Share fears and anxiety. Talk to your spouse, friends, and realtor. Talk with your children over dinner. Let everyone share in the letting go process. Take lots of pictures and video to document what life was like in your old home. Consider having a "house cooling party" to say good-by to friends, neighbors and the dwelling itself.

Compromise: Today's sellers are finding tougher conditions. There may be lots of homes on the market which means more competition. Go into the selling process knowing you may have to make certain concessions. You may have to lower your asking price. You may need to pay the buyer's closing costs. You may also need to move out sooner than anticipated.

No matter the reason you are selling, get excited about the changes and look forward to the opportunities to come.
