Notices of trustee's sales can be found in the newspaper where the property is located or there are specific web sites, available by subscription, where one can find and track properties in the pre-foreclosure process. The county recorder is also a public source where this same information is available as all notices must be filed with the county prior to the process taking place.
The trustee's sale on the courthouse steps is for cash only. One must pay on that day in the form of a cashier's check. There is often no opportunity to inspected the property in advance. The base price will be determined by the lender. The sale is "as is" only. The property will be sold in the condition it is in. Renters or owners may still be residing in the property, which poses a additional issue to address and deal with.
You can get a great property at a great price. Do your research. Are HOA dues tied to the property? Is there a lien for unpaid dues? What about the property taxes? Will you be responsible for paying these liens off? Check with the county and learn as much as you can before you bid for once you buy the property, you cannot give it back.
